Is XRF Lead Testing Safe for Your Family and Home?

Is XRF Lead Testing Safe?: How to Test for Lead-Based Paint

There are three ways professionals can test for lead-based paint. Those methods are through:

• XRF Testing (The Exit Mold Method)
• Lead Testing Kits
• Paint Chip Sampling

While home lead testing kits may seem convenient, they aren’t reliable, like XRF lead testing. According to the Environmental Protection Agency, EPA-recognized lead testing kits are the only kits that should be used by a trained professional. In addition, it also can’t distinguish between lead-based paint and other standard paints.

If you’re a homeowner or residential building owner, XRF lead testing is the safest and less intrusive method for lead testing.

3 Ways to Test for Lead Paint: XRF Testing – The Safest Method

XRF Lead Tests (The Exit Mold Approach)

Professionals use XRF lead tests by using an analyzer, similar to a radar gun, to detect and measure the amount of lead-based paint present in your home. An XRF analyzer measures the amount of lead by using energy beams that release an amount of energy to detect lead.

An XRF analyzer can detect and read energies to identify when lead is present and convert it to an amount of lead in the area. The amount is then measured in milligrams per square centimeter.

XRF lead testing is considered one of the safest and best methods to test for lead accurately because it’s non-invasive. XRF analyzers allow professionals to accurately take measurements across multiple surfaces in only a short amount of time.

Approved XRF lead tests must have a reading of 0.5 milligrams of lead or less, according to New York City Local Law 66.

If you are a residential building owner and need to clear a HPD violation, ensure you have a professional using an approved XRF analyzer.

Pros

• Accurate and fast results
• Measures the amount of lead present
• Non-destructive
• Can test large surfaces in a short amount of time

Cons

• More expensive
• A trained professional should operate it
• Can’t be used on damaged surfaces

Paint Chip Sampling

Another method is paint chip sampling, which involves removing samples of paint chips and sending them to a laboratory for proper analysis. For accurate testing, paint chip samples must be at least four square inches.

If the amount of lead in a paint chip sample is more than 0.5%, the sample is considered positive for lead-based paint. During paint chip sampling, professionals should remove all layers of paint. For older homes and residential buildings, it’s common for lead to be present underneath multiple layers.

After a professional has collected paint samples, any areas where samples were removed should be repaired to minimize exposure to lead.

Pros

• Accurate testing
• Inexpensive when testing a small number of surfaces

Cons

• Damages and disturbs surfaces.
• Surfaces should be repaired after sampling.
• It can take days or weeks to receive results.

Home Lead Testing Kits

Home lead testing kits seem reliable and convenient, but they are ineffective. Home lead testing uses specific chemicals that change their color when reacting with lead.

Many types of home lead testing kits are cost-effective and available for purchase at hardware stores. The most common home lead testing kits use sodium sulfide applied to a surface to test for lead. A second kind of home lead testing kit uses a swab that you can run onto an affected surface.

Home lead testing kits are unreliable, and the Environmental Protection Agency does not recommend them to determine if you have lead paint in your home. In addition, with home lead testing kits that use sodium sulfide, they can create false positives.

Pros

• Cheaper than other methods
• Easy-to-use
• Quick results

Cons

• It gives false positives and is not always accurate
• It doesn’t test the amount of lead present
• Can only test the surface and not multiple layers of paint
